Why do overseas Pakistanis incur a loss in property value due to changes in the exchange rate of the Pakistani rupee to the US dollar?

 

Oveseas Pakistanis always invest in Pakistan But due to change in Exchange Rate of the Pakistan rupee against Foreign Currencies they have incur a loss in Property. When the PKR currency value decreases , it cause huge loss to Overseas Pakistani becasue they have paid in a foreign Currency and purchase a property in PKR. 

For Example

 

 If any overseas Pakistani purchases a property in Pakistan for 20 million PKR, and the exchange rate / Interbank Rate at the time of purchase is 1 USD = 175 PKR, the property is worth approximately 114,285 USD. However, Now the Current  exchange rate is 1 USD = 275 PKR, the value of the property in terms of USD decreases to 41,557 USD, resulting in a loss for the overseas Pakistani.

 

What should overseas Pakistanis do when the USD-PKR exchange rate is increasing?

 

There are few tips When the exchange rate of the Pakistani rupee (PKR) against the US dollar (USD) is increasing, overseas Pakistanis who hold assets in Pakistan, such as real estate properties, may incur a loss in the value of their assets in terms of their home currency. In this situation, overseas Pakistanis can consider the following options to manage their real estate investments:

 

1- Wait and Watch

 Pakistan Property Market always gives higher Profit. Overseas Pakistani Should Trust their investment, Soon Pakistan Currency will stabilize or improve. It is better to hold their property until Market improves.

 

2-Diversify their investments

If Overseas Pakistanis have already sent their Dollars in Pakistan then they should diversify their investment by investing in other areas like Stocks , Gold or Purchase Foreign Currency to mitigiate their loss. 

 

3-Sell their property

 

If Overseas Pakistani thinks that the exchange rate is expected to continue to increase and they do not want to take further risk then it's better to sell their property to avoid further losses.

 

4-Seek financial advice 

 

Overseas Pakistanis may seek the advice of a financial advisor or investment expert to evaluate their specific circumstances and determine the best course of action.
