Last Updated: 15 October 2026 — Based on Bahria Town Karachi Maintenance & Services circulars No. BTK/M&S/316 and BTK/M&S/318, both dated 13 October 2026. The restricted entry/exit (RFID) system is effective from 1 November 2026.

🛡️ Bahria Town Karachi RFID Card & RIS / CIS Entry System 2026 — Mandatory from 1 November

Bahria Town Karachi (BTK) is introducing a restricted entry/exit system, effective 1 November 2026. Every resident will need a RIS (Resident Information System) RFID card and every commercial owner a CIS (Commercial Information System) card to enter freely through the main gate. This is one of the most important updates for BTK residents in years — it finally brings verified, registered entry to stop unverified outsiders, reduce theft, keep parks and roads clean, and hold rough drivers accountable. This guide explains who needs a card, who pays to enter, how to apply (owner and tenant), the fees, the penalties for not registering, guest and domestic-staff rules, the rough-driving camera crackdown, and the separate Usmania free-traffic arrangement.

⏰ Deadline: Get your RIS Card before 1 November 2026. Residents who cannot present a valid RIS card at the main gate after this date will be charged the applicable entry fee every single time they enter BTK. Apply now on btkarachi.com.

2. What Is Changing from 1 November 2026

Until now, anyone could drive into Bahria Town Karachi largely unchecked. From 1 November 2026, BTK moves to a registered, RFID-based entry system. Your card — linked to your verified identity, family and vehicles — is what lets you in without paying at the gate.

  • Residents must present a valid RIS card at the main gate on every entry. No valid card = the applicable entry fee each time.
  • Commercial owners & their staff must present a valid CIS card; businesses must register employees and their vehicles with the CIS.
  • Everyone else (casual visitors, day-trippers, non-resident investors) enters on a BTK entry ticket at defined category rates.
  • Guests must be entered in advance on the RIS portal by the resident they are visiting.
  • Servants, maids and domestic staff must carry a valid RIS/CIS card obtained from the Security Department.

Bottom line: if you live in BTK, get your RIS card before 1 November 2026 so your family and vehicles move in and out freely. If you only visit, expect to pay an entry ticket.

3. RIS vs CIS vs Others — Who Enters Free, Who Pays

Category Who It Is Entry
🟢 RIS card holders Registered residents and their authorised guests Free entry
🟢 CIS card holders Registered commercial / business owners Free entry
🟡 Others Visitors, day-trippers, non-resident plot investors BTK entry ticket as per defined category rates

RIS stands for Resident Information System and CIS for Commercial Information System. Both are RFID cards read at the main gate. The difference is simply who you are — a resident household or a commercial entity.

4. Why Bahria Is Doing This — Safety, Cleanliness & Accountability

For a long time, residents have felt uneasy that outsiders could enter Bahria Town Karachi without any verification. Unregistered visitors who have no stake in the community are more likely to litter the parks and roads, damage the environment and, in the worst cases, be involved in theft. A verified, RFID-based system directly addresses that:

Resident Concern How the RFID System Helps
🔒 Unverified outsiders Only registered, identity-verified people and their invited guests enter freely — everyone else is ticketed and recorded
🗑️ Litter in parks & on roads Fewer unaccountable visitors means a cleaner, better-kept environment that residents actually care about
🕵️ Theft & security Every entry is tied to a verified identity and vehicle, so movement can be traced — a strong deterrent
🚗 Reckless driving Vehicles are registered to named residents, so rule-breakers can be identified and penalised
👪 Peace of mind Families get the safe, clean, gated lifestyle BTK is known for

In short, the registration drive builds a complete, verified record of who lives in BTK, who their family members are and which vehicles they drive — the foundation for a genuinely secure community.

5. “I Only Invested in a Plot” — Do Non-Resident Investors Get a Card?

The most common question we get: “I only bought a plot in BTK — how do I get an RFID card?” The honest answer: the RFID (RIS) card is issued to residents only. If you own a plot but do not live in Bahria Town Karachi, you are treated as a visitor when you come — and visitors pay an entry ticket.

This is a deliberate part of the design: the card proves you actually live here (verified owner or tenant of a villa or apartment, with family and vehicles registered). A vacant plot is an investment, not a residence, so it does not qualify for a resident card. When your plot is built and occupied, you then apply as a resident owner.

  • Resident owner / tenant of a built villa or apartment → eligible for an RIS RFID card.
  • Non-resident plot investor → no resident card; pay the visitor entry ticket when you come to inspect your plot or visit BTK.
  • Planning to build and move in? Apply for your resident NOC and RFID card once the home is ready and occupied.

6. Visitors & Amenities — Entry Fees for Theme Park, DanZoo & More

If you are visiting BTK for its famous attractions rather than living there, you enter as a visitor and pay the applicable entry ticket. Expect entry charges to apply when you come for:

Attraction Visitor Access
🎡 Bahria Adventure / Theme Park Entry ticket applies
🦁 DanZoo Entry ticket applies
🗼 Eiffel Tower replica Entry ticket applies
⛲ Dancing Fountain Entry ticket applies
🏔️ Murree Point of View Entry ticket applies
🌳 Parks & family spots Entry ticket applies

Residents with a valid RIS card (and their invited, pre-registered guests) continue to enjoy these amenities as part of living in BTK. The entry ticket is for the general public coming in from outside.

7. How to Get Your RFID Card — Property Owners

If you are the owner of a villa or apartment in BTK, here is exactly what to arrange and submit:

Step What to Do
1. Police verification Obtain a police verification report for yourself / your household
2. Allotment letter Keep your allotment letter / certificate ready
3. Go online Log in to the official portal btkarachi.com
4. Attach documents Upload: family members’ details, police verification, allotment certificate and your vehicle (car) details
5. Receive NOC + card Bahria issues your resident NOC and RFID card — processed instantly

Cost for owners: PKR 10,000 NOC charges + PKR 200 per RFID card per family member. The card is valid for 1 year and is then renewed.

8. How to Get Your RFID Card — Tenants

If you are a tenant living in BTK, the process is similar but you add your tenancy proof:

Document Needed For
📄 Rent agreement Proof you are the legal tenant of the property
👮 Police verification Verification of you and your household
🏠 Owner’s allotment The property owner’s allotment document
👪 Complete family details Every family member living with you

Attach all of the above on btkarachi.com, and Bahria will issue your resident NOC and RFID card. Ask your landlord for the allotment document early — it is the one piece only the owner can provide.

9. Fees & Validity at a Glance

Item Charge Notes
Resident NOC charges PKR 10,000 One application per household
RFID card PKR 200 per member Charged for each registered family member
Card validity 1 year Renew annually to keep free entry
Penalty — no NOC / RFID PKR 1,00,000 Plus property sealing if still not applied (see below)

Fees are as advised by Bahria Town Karachi and may be revised — confirm the current amounts on the portal or with BTK before paying.

10. Penalties for Not Registering (NOC / RFID)

Do not ignore this. If you have not applied for your RFID card or obtained your resident NOC, Bahria Town Karachi can impose a PKR 1,00,000 penalty and, if you still do not apply for the resident NOC after the penalty challan, seal the property.

  • PKR 1,00,000 penalty for living in BTK without a resident NOC / RFID card.
  • If you still do not apply after the challan, the property can be sealed.
  • The resident NOC itself carries the same PKR 10,000 application fee.
  • No NOC = no RFID card, and you will not be allowed to apply for a gate pass to move house material (furniture, construction material, shifting) into or out of BTK.

The takeaway is simple: registering early is far cheaper and smoother than waiting for a penalty.

11. Guests, Servants & Domestic Staff Registration

Guest Entry

Residents must enter guest details in advance on the RIS portal so guests comply with BTK entry procedures. You will provide:

  • Guest details (name / identity)
  • Vehicle type & registration number

Servants, Maids & Domestic Staff

All servants, maids and domestic staff must obtain RIS / CIS cards from the Security Department. Both residents and commercial owners are responsible for ensuring their staff are registered and carry a valid RIS / CIS card for entry into BTK.

12. Rough Driving Crackdown — Cameras & Challans on Main Jinnah Avenue

Reckless driving by outsiders has caused serious accidents on BTK roads — and tragically, a number of visitors have lost their lives doing rough driving. Bahria is tackling this head-on:

Measure Detail
📹 Cameras on Main Jinnah Avenue Many security cameras installed to track who is driving recklessly
🧾 Heavy penalty challans Rough drivers are identified and sent heavy penalty challans
🪪 Linked to registration Because every vehicle is registered to a named resident with car details, offenders can be traced

The RFID registration drive is what makes this enforcement possible — it keeps a complete record of each resident driving inside BTK, with their vehicle details, so accountability is built in. It is one more way Bahria is acting for the safety of residents.

13. Free Traffic Arrangement — Usmania Route, FWO Toll Plaza & M-Tag

A separate BTK circular (No. BTK/M&S/318, 13 October 2026) announces a special traffic arrangement for residents travelling to and from Usmania and surrounding areas:

Feature Detail
📟 Digital monitoring A toll booth at the exit road leading to Hyderabad digitally records vehicles heading towards Usmania / surrounding areas or exiting towards Hyderabad (route map at annexure “A”)
➡️ One-way Service Road The Service Road is used for going towards Usmania. Entry into BTK through the Service Road is not permitted
🛣️ Entry via FWO Toll Plaza All vehicles, commuters and residents entering BTK must use the FWO Toll Plaza
🆓 Free re-entry for residents Residents who travelled via the Service Road towards Usmania can re-enter BTK through the FWO Toll Plaza without any toll

Tip: all BTK residents are advised to obtain an M-Tag for their vehicles to benefit from this facility and keep movement smooth and free.

Q 1: When does the new Bahria Town Karachi entry system start?

The restricted entry/exit (RFID) system is effective from 1 November 2026, per BTK circular No. BTK/M&S/316 dated 13 October 2026. Residents should obtain their RIS cards before this date to avoid entry charges.
