Bahria Town Karachi and DHA City Development: A Comparison

 

Bahria Town Karachi and DHA City are two popular housing societies in Pakistan. They both offer modern living standards and world-class amenities to their residents. However, they differ in their management and way of work.

 

Bahria Town Development: No Comparison with Any Other Society in Pakistan

 

Bahria Town Development is known for providing better facilities to its customers. To achieve this goal, Bahria Town tries to find new avenues to collect charges from customers and run the society. After all, no private organization can afford to provide such high-level facilities to its residents from their pockets. Therefore, Bahria Town recently increased possession charges, knowing that the inflation rate is so high in Pakistan. To provide world-class facilities, they need to collect funds as per the market.

 

Bahria Town is soon starting to charge monthly maintenance charges from all plot holders, whether they are constructing villas or not. In this way, they will collect larger funds and then provide the facility. This is a private organization, not run by the state. Their basic view is that whatever cost it takes to provide a service, they will take that cost from the customer. Bahria Town is seeing the larger perspective. If they stop collecting funds, how will they run this society? No subsidy will be provided to Bahria, so they know their task. Whoever wants to avail themselves of this level of facility then they have to pay. Others will leave and go to Karachi where no facility is provided, and no maintenance charges need to be paid, even though all building maintenance charges are the same as what Bahria is charging.

 

DHA City Development

 

DHA City Development, on the other hand, is a state-owned organization that provides welfare to their staff. They provided land to their retired staff as a gift and took a nominal amount like 3.75 lac or 5.05 lac on instalment for 10 years. To build any society, you need to collect funds. In DHA, they mostly collect funds from the government and then develop their society. However, as per the current condition of Pakistan, development funds are slow in coming, and due to this, DHA's development progress is very slow.

 

If DHA wants to compete with Bahria Town, they have to find avenues to collect funds from civilians and army officers. This is a very basic thing to understand.

 

Conclusion

 

In conclusion, both Bahria Town Karachi and DHA City Development offer modern living standards and world-class amenities to their residents. However, they differ in their management and way of work. Bahria Town Development is a private organization that collects funds from its customers to provide better facilities, while DHA City Development is a state-owned organization that collects funds from the government.
