Bahria Town Karachi is one of the biggest Society in Pakistan. They have made transfer process so easy for customers. All required documents for transfer in Bahria Town Karachi are mentioned below

1- Application Form

This Application form will be available at Transfer Information Counter of Bahria Town karachi. It is very simple form , You need to fill seller and buyer details only.

2- NO DUES CERTIFICATE (NDC)

This is one of the important document issued by Bahria Town Karachi. Before issuing NDC , Bahria verify all payments and then issue NDC. Customer has to Apply NDC before 3 working Days of Transfer execution.

NDC apply Process

To apply NDC , You have fill NDC Request form and then attach original file copy and Seller CNIC copy

This NDC will be valid for 15 days only. If it's got expire then Customer has to pay Re-issue fee Rs. 1000 and then he will apply 2nd time.

If Anyone wants to get NDC on same day. Then he will pay Urgent NDC fees Rs 5000. Bahria will issue NDC within few hours.

3- BOOKING FORM OR TRANSFER LETTER 

Seller has to Bring Original Booking form or Transfer Letter at the time of transfer.

4- Instalment Slips

Seller has to bring All original Instalment Slips. If seller has lost instalment slips and then he will apply for Lost of Challan and pay Rs. 2000 Per Slip. This will take 7 working days.

5- TRANSFER FEES SLIP

Buyer has to Pay Transfer Fees as per their plot. This form will be collected from Transfer Department. 

6- SURCHARGE SLIP

If Surcharge is due then Seller has to Pay All Surchage and provide Surcharge Slip at Transfer Counter.

Surcharge Waiver Policy 

There is only 25% Surcarge Waiver Policy Applicable at the time of transfer

7- FBR TAX CHALLAN

Each Seller and Buyer has to Pay FBR Tax before Transfer.  

FBR TAX EXEMPTION 2022

If Property transfer to Blood relation then provide Family Registration Certificate (FRC) from NADRA and gift Deed on Stampl Paper purchased from Photocopy Shop in Bahria Town Karachi Premises . In this way , tax will be exempted to Buer and Seller

8- AFFIDAVIT BY SELLER AND UNDERTAKING BY THE PURCHASER

Transfer Set is available at the Photocopy shop that is in Bahria Town Karachi Premises. Buyer will purchase this set before transfer. This Transfer Set must be printed on Rs.100 Stamp Paper. 

9- BUYER AND SELLER PHOTOGRAPHS

Seller and Buyer has to bring 2 Passport Size Photographs (Recent) and 2 CNIC copies (Valid)

If Seller or Buyer forgot to bring CNIC Original / Lost CNIC then they are allowed to show Original passport or Original Driving License

10- BUYER AUTHORITY LETTER

If Buyer is not available then whoever is coming on behalf of Buyer then he will provide Authority Letter ( Signed and Thumber by the Buyer). This Authority Letter is available at the photocopy Shop in Bahria Town Premises. This letter must be printed on Rs. 100 Bond Paper.

Authority Holder also bring his/her 2 passport Size Photographs and CNIC copy.

This Authority letter is only applicble for Buyer only. Seller has to come personally at the time of transfer. Only exemption is allowed if seller is out of country , then there is a proper procedure .

11- POSSESSION HANDEDOVER TRANSFER

If Plot/Villa/Apt Possession is handed over to Customer , Following Documents are also Required

1- Sketch 

2- Possession Certificate

3- Allotment Certificate

4- Challan of Possession

5- Challan of Utility Charges

6- Challan of Category or Extra land (if applicable)

7- No Objection Certificate (NOC) for transfer ( Must be applied before 3 days of transfer execution from maintenance and service Department). This Department is located at Main entrance gate near Ali Plaza. Seller has to Pay Rs. 5000 to get this NOC.

All above Documents are mandatory to get this transfer done. If anyone has lost anything then there would be long procedure to get Duplicate File / Slip / Possession letter from Bahria Town Karachi.
